A great Thailand neighbourhood is the one that fits your ordinary week. Test the commute, noise, food, shade and late-night journey before you sign.

A rooftop view can sell a condo in ten seconds. It tells you almost nothing about the life you will live below it. The right neighbourhood is the one that makes an ordinary Tuesday easy.

Test the journeys that repeat

  • Walk from the building to your usual transport at the hottest part of the day.
  • Make the journey to work, school or your usual area during the actual rush hour.
  • Check the trip home after the last convenient train or boat.
  • Notice whether groceries, meals, laundry and a pharmacy are easy without planning a trip.

Listen before you look

Visit once in the morning and once after dark. Traffic, construction, bars, schools and places of worship all have different clocks. Ask residents which sounds are normal and which are temporary. A quiet viewing at 2pm can become a very different home at 7am.

Choose for the season too

A ten-minute walk in December can feel different in April heat or heavy rain. Look for shade, covered routes, drainage and a practical pickup point. The best address is rarely the most famous one. It is the place where your daily life asks the least of you.
