A small, complete record beats a large folder of screenshots. Keep the documents that explain where you live, what you paid and what happens next.

A useful stay record should answer three questions quickly: where do you live, what did both sides agree, and what has already happened? Everything else is optional until it proves useful.
The small complete set
- The signed lease or booking confirmation and any agreed changes.
- The full address in English and Thai, plus your unit and building contact.
- The move-in inventory and condition record.
- The deposit receipt and every rent or household bill receipt.
- Important messages about repairs, changes of dates or move-out arrangements.
Name records for the moment you will need them
A screenshot called IMG_4832 is difficult to find under pressure. Use the property, month and purpose in the name. Keep original documents as well as convenient copies, and avoid storing sensitive identity documents in casual shared folders.
